When you build with LAD Construction, you can expect more. Our standard items* are often costly “extras” for volume builders.
Custom Planning
LAD Construction will custom design your home according to your specifications, lot, and budget. Blueprinting and engineering are included in your home package.
Foundation, Insulation, and Drainage
Our homes come standard with inside and outside french drains, underground radon preparatory system (no fans) that is gravity fed through the roof, and a high-efficiency insulation package, including foam at all air infiltrations and electric boxes. Note – Depending on your contract, we offer block and superior walls foundations.
Floors and Fixtures
We include your choice of prefinished hardwood or ceramic flooring for your entryway, powder room, kitchen, breakfast area, and first-floor laundry, as well as ceramic bathroom floors, and low or high pile carpet or an equivalent finish for the living areas. Also standard are Delta faucets or an equivalent manufacturer, and Aker/Maax or Clarion fiberglass tubs/showers with custom caps. Standard appliances include gas stove, dishwasher, microwave, disposal, and ice maker line.
All Gas Home
Our homes include a high-efficiency gas fireplace in the family room with ceramic hearth, gas logs, and custom mantle, as well as a high-efficiency American Standard, Trane or equivalent furnace with air conditioning, high-efficiency water heater and allowances for a gas stove and other appliances.
Wood Features
We include custom oak or maple cabinetry in all kitchens and baths with your choice of stain, Colonial painted or stained base, window and door trim, and white masonite interior doors with several designs to choose from.
Electrical
A 200-amp electrical service is standard, with recessed lights in the kitchen, baths and hallways where possible. We include a center light with pre-wired fan boxes in each bedroom and family room so that you can add fans at a later time if you choose. We also include bedroom closet lights, front and rear exterior spotlights, and a minimum of three telephone and three cable jacks.
Roof and Windows
We include Owens Corning, GAF or equivalent asphalt dimensional shingles that come with a lifetime limited warranty, and each of our standard builds includes white, tilt-wash windows by Silverline, Andersen, Pella or an equivalent manufacturer.
Exterior Features
Our custom homes come standard with a finished garage outfitted with electrical outlets, one hose bib (two additional hose bibs are outside), and pre-wire for opener, concrete sidewalks, and a patio or deck depending on the grade of the rear yard.
